Estate agents

See every industry

When the agent leaves, the lead leaves with them.

Every agent's WhatsApp on one screen, with a pipeline from the first question to the offer. Whoever viewed the flat in May is still the agency's lead in August.

  • Every agent's number on one screen
  • One enquirer, one history, every property
  • Your last 90 days, imported

What changes on Monday

Without replacing your property CRM, and without changing the number that is on the listings.

The list belongs to the agency, not the agent

If they leave, the history stays. Whoever takes over opens the thread and reads everything already agreed, including what the buyer turned down.

A booked viewing does not become a forgotten one

Snooze the thread to the day after the viewing and it returns to the top. The 24-hour follow-up is where the offer is born or lost.

One enquirer, not five conversations

The same person who asked about three properties on different numbers shows as one contact, with the history together.

You can see who has had no reply

The “Never answered” tab shows the portal lead nobody opened. In this business that is money standing still by the minute, not by the day.

Four routines to set up in week one

All of it is on the plan we sell today.

A portal lead arrives

Response speed decides who gets the viewing.

  • Label by source and by budget band from the row
  • A quick reply with the three qualifying questions
  • Assign it to an agent straight from the inbox

Booking and confirming a viewing

An unconfirmed viewing is a lost morning.

  • Move to the Viewing stage without opening the thread
  • Confirm in the same thread it was agreed in
  • Custom fields for reference, area and budget

The 24-hour follow-up

The most important conversation in the whole process.

  • Snooze to the day after the viewing, at the right hour
  • A lost reason when it does not progress
  • Whoever liked it but did not commit goes into a cadence

Offer and paperwork

Weeks of back and forth, in one place.

  • An Offer stage with the value on the card
  • The whole history on one screen, not searched on a phone
  • The report shows how long each stage took

What Unibox does not do

Said here rather than discovered after you subscribe. It is the reason to believe the rest of this page.

No bulk sending

There is no blast, and there is a cap on how much leaves each number. That is a decision rather than a gap: blasting is the fastest way to lose your business's number.

It cannot message someone first

Our API replies inside a conversation that already exists and deliberately has no endpoint to open one. Every automation here starts after the person has messaged you.

It is not a property CRM and does not sync with portals

Unibox does not publish listings, does not sync with property portals, and has no property database. If you use a property CRM, keep it: it handles the property, we handle the conversation. There is no integration between the two today — the API sits on the Empresa plan.

Roadmap — not live yet

Caio, our chief AI officer

He reads the conversation and writes the draft. You are the one who sends it.

Caio is being built, and this section exists to say what he will do rather than to imply he already does it. Nothing above on this page depends on him.

  • Drafts the reply with the customer's history to hand — you review and send
  • Reads “call me Tuesday” as a snooze and sets the return
  • Summarises a three-week thread for whoever just picked it up

The badge comes off the day he ships. Until then he is not a feature and he is not in the price.

Before you connect your number, read this

We connect by QR code, the way WhatsApp Web does — no Business API, no Meta verification, no waiting. The cost of that is real: WhatsApp's terms do not permit unofficial clients, and it may warn, restrict or ban a number that uses one. The risk is yours, it rises with volume, and it is why we cap sending and do not blast. The advice we would give a friend: connect the business's number, not the owner's personal phone.

What agencies ask first

Does it replace my property CRM?

No. Those handle listings, portals and your website; none of that is here. Unibox is where the conversation happens. Most agencies would run both, and it is honest to say the two do not talk today.

Each agent uses their own number. How does that work?

Each connects theirs by QR code and the phone keeps working. You see them all on one screen and filter by agent. Read the risk section above — the advice is a company number, not a personal one.

I have twelve agents. Do they fit?

Not today. The plan we sell goes up to three people, with one number each. For a bigger team, talk to us before subscribing.

Can I blast a new development to my database?

No, and that will not change. There is no bulk sending here, and there is a cap per number. Blasting a launch is the fastest way to lose the number that is on every one of your listings.

What about the history already on the phones?

We import the last 90 days from each number when it connects. In practice it is usually less, because it depends on what the handset still holds.
